A plot of land intended for the development of a ski resort is up for sale in Butakovka, an elite neighborhood near Almaty. The price? Just $2.8 million, which is relatively modest for Kazakhstan’s largest city, known for its upscale lifestyle.

«The property is located just 3.5 kilometers from Dostyk Avenue, offering excellent transport accessibility and making it especially attractive for both tourists and locals,» the listing states.

According to the realtor, some infrastructure is already in place, as the current owner has already purchased or ordered several key components:

  • Partially installed cable cars
  • A design project for a chairlift has been ordered
  • Ski slopes have been partially prepared
  • Some essential equipment has already been purchased
  • A 10-kilovolt overhead power line built
  • Marketing research completed
  • A full resort development project designed

«The land is located in Butakovka, within the Helios gardening association. We are offering 58 acres of land, plus six hectares for the cable car installation under a lease agreement. The site is zoned for a hotel complex and tourism-related development,» the realtor told Kursiv.

The current 58 acres can be expanded to up to 11 hectares, as the gardening association covers that area and many nearby landowners are reportedly open to selling.

«There’s room for expansion. Several neighboring owners are ready to negotiate,» the realtor emphasized.

Development prospects

  • Planned supporting infrastructure: hotels, cafes, equipment rentals and ski schools

Kazakhstan’s government has shown a strong commitment to developing the Almaty Mountain Cluster, which is set to become Central Asia’s largest year-round tourism project by 2029. Authorities have already launched several attractions, including the Arman-köpir viewpoint and the Zhumbak Zhol hiking trail, with more development underway.
